PRELIMINARIES: Roll Call, Public Meeting Act and Pledge to the Flag.

 

OATHS OF OFFICE: Mr. Merle Lide was administered the oaths of office.

 

ANNOUNCEMENT: The Planning Board will be reviewing all the local zoning ordinances. Mr. Carl Wannen will be representing the Zoning Board. If anyone has a suggestion please contact Mr. Wannen.

 

MINUTES: The minutes of June 11. 2010 were approved as circulated.

 

RESOLUTIONS: Case 780-2010 and 7781-2009 were adopted.

                                          

HEARING:

782-2010 Mr.Vince Lamanna represented the petitioners MMRR, LLC for the property at 261 83rd St. Mr. D. Zacker, Architect was also sworn in as a witness. The property is in a C Residential zone as a duplex on a non-conforming lot. The petitioners plan to demolish the building and build a single-family two-story dwelling in virtually the same footprint. The lot is under sized in both square footage and frontage.

The variance was granted for the square footage and frontage as a C-1 variance, as an exceptional hardship. The side set back was granted as a C-2 variance since the purposes of land use were met and the advantages of their proposal outweighed any disadvantages.

 

783-2010 The owners Marc and Theresa Godlewski represented themselves and Mr. Godlewski was sworn in along with Mr. Charles Kona, Engineer, who testified for them. The property is a duplex on a non-conforming flag lot at 243-B 88th St. in a B Residential zone. The owners have raised the building to conform to flood level standards and are planning to convert the duplex to a two-story single-family unit. The porches on the existing dwelling will be converted to enclosed living space. The pre-existing non-conformities will be maintained or reduced.

A C-1 hardship variance was granted for the size and shape of the lot and a C-2 variance was granted since there will be a 50% decrease in the density of population.
